  1. These terms and conditions (T&Cs) apply to the UK Prize Draw which is for entrants who are resident in the UK only. The UK Prize Draw is also run in connection with prize draws in other jurisdictions in addition to the UK (“Other Prize Draws”). The UK Prize Draw and Other Prize Draws together being the “Prize Draw”. Therefore, the prize winners may be residents of one jurisdiction only or of more than one of those jurisdictions. All eligible entrants in each jurisdiction have an equal chance of winning.


  1. The promoter of the UK Prize Draw is Vita Student Management Limited of The Box, Horseshoe Lane, Alderley Edge, Cheshire, SK9 7QP (“Promotor”).


  1. The Promoter reserves the right to hold void, cancel, suspend, or amend the T&Cs and/or the Prize Draw at its discretion and from time to time. Participants agree that no liability shall attach to the Promotor, members of its Group, its affiliates, employees, directors, officers or agents because of any such change.




  1. The Prize Draw is not open to employees of the Promoter (or any company in its Group), their families, agents or any third party directly associated with administration of the Prize Draw.


  1. The UK Prize Draw is open to all Eligible Entrants. An Eligible Entrant is a UK resident aged 18 years or over who
    • has a place to study as a full-time student for the 2018/19 academic year at any UK Higher Educational Institution situated within the same city as any one or more of the student residences operated under the “Vita Student” brand (details of which can be found at the following link (“Eligible Institutions”);
    • have fulfilled all legal and regulatory requirements to enable them to take up such student place lawfully (including without limitation in relation to UK residency and immigration requirements); and
    • meet all the eligibility criteria to enable them to sign up for an occupancy agreement to take up residence in a student residence operated by Vita Student (details available upon request).


  1. The Promoter reserves the right to check the eligibility of any Participant and/or any Winner. By entering the Prize Draw you agree to provide all assistance required by the Promotor in verifying your eligibility to enter the Prize Draw. This includes but is not limited to providing relevant documentation to the Promotor upon request.


  1. The Prize Draw is free to enter and no purchase is necessary.


  1. If you have signed up to our Vita Student waiting list for the 2018/19 academic year you have been automatically entered into the Prize Draw. All other entries must be submitted by post to Vita Student Management Limited, The Box, Horseshoe Lane, Alderley Edge, SK9 7QP OR by email to and only one entry per person is permitted.


  1. The opening date for entries is 9am on 1 November 2017. The closing date of the Prize Draw is midnight on 10 November 2017. Entries received after this time will not be entered into the Prize Draw.


  1. The Promoter accepts no responsibility for entries not successfully completed due to a technical fault of any kind.




  1. If you have received confirmation that you have been entered into the Prize Draw automatically because you have signed up to our 2018/19 Vita Student accommodation waiting list and you would prefer not to participate in the Prize Draw, please let us know that by either clicking on the link in the promotional email we have sent to you or by dropping us an email at including details of your request and your full name and contact telephone number.




  1. There will be four winners of the Prize Draw: one First Prize Winner and three Runners Up. To successfully receive a prize, a winner must prove to the Promotor’s reasonable satisfaction that he or she is an Eligible Entrant under these Terms and Conditions or under any terms and conditions relating to the Other Prize Draws.


  1. The “First Prize Winner” will receive a contribution to the annual fee payable under a “Vita Student” occupancy agreement in respect of their choice of “Vita Student” student room (room type subject in all cases to availability, and excluding rooms with shared lounges or multiple occupancy (also referred to as clusters/suites/twin rooms) for the academic year starting in September 2018 up to a maximum value of £15,000 (which would cover the average annual fee of the accommodation in over 90% of all bookable accommodation in Vita Student residences for the academic year 2018/19).


  • Where the value of the annual fee under the First Prize Winner’s occupancy agreement is less than or equal to £15,000, they will receive their “Vita Student” accommodation free of charge for the academic year beginning September 2018.


  • Where the annual fee for the relevant accommodation is less than £15,000, no cash top-up will be provided and the value of the first prize will equal the value of the annual fee for the specified “Vita Student” room subject to the occupation agreement.


  • Where the annual fee for the relevant accommodation is more than £15,000, the First Prize Winner will receive a £15,000 reduction in the fee payable for the “Vita Student” room for the occupancy period covered by the booking, pro-rated on a monthly basis for the term of the occupancy agreement.


  1. Each of the three “Runners Up” will receive their choice of return flights to a destination of their choice booked with a major airline worth up to £800 in total, or the equivalent value of STA gift vouchers.


  1. The prizes for the First Prize Winner and the Runners Up (the “Prizes”) are non-exchangeable, non-transferable and no cash alternative other than as specifically described in these T&Cs is offered.




  1. A First Prize Winner and three Runners Up (together the “Winners” and individually a “Winner”) will be chosen by random draw supervised by an independent person on 17 November 2017 ("Draw Date").


  1. Each Winner will be notified by email or telephone (using details provided at entry) before 24 November 2017 and must provide a postal address to claim their prize. You will not be notified if you have not been successful in winning any of the Prizes.
  2. If a Winner does not respond to the Promoter within 5 days of being notified by the Promoter, then the Winner's prize will be withdrawn and the Promoter will be entitled to select another winner in accordance with the process described above.


  1. Each Winner’s name and country can be obtained by sending a stamped addressed envelope to Vita Student Management Limited, The Box, Horseshoe Lane, Alderley Edge, SK9 7QP OR an email to within 10 of days after the date of the closing date of the Prize Draw.


  1. By accepting the first prize, the First Prize Winner agrees that if it becomes aware that it will or is likely to cease to meet any of the requirements to be an Eligible Entrant it will immediately inform the Promotor.


  1. The Promotor reserves the right to withdraw any prize should the Winner of that prize cease to be an Eligible Entrant, should the First Prize Winner fail to take up residence in the relevant “Vita Student” residence within 21 calendar days of the start date of the associated “Vita Student” occupancy agreement, and otherwise at its reasonable discretion.





  1. The decision of the Promoter regarding any aspect of the Prize Draw is final and binding and no correspondence will be entered into about it. Insofar as is permitted by law, the Promoter, members of its Group, its affiliates, employees, directors, officers, its agents or distributors will not in any circumstances be responsible or liable to compensate the winner or accept any liability for any loss, damage, personal injury or death occurring as a result of taking up the prize except where it is caused by the negligence of the Promoter, its agents or distributors or that of their employees. Your statutory rights are not affected.


  1. Participants are deemed to have accepted and agreed to be bound by these terms and conditions upon entry. The Promoter reserves the right to refuse entry, or refuse to award the prize to anyone in breach of these terms and conditions.


  1. Winners may be required to participate in publicity related to the Prize Draw which may include the publication of their name and photograph in any media.


  1. Personal data supplied during the course of this promotion may be passed on to third party suppliers only insofar as required for fulfilment/delivery/arrangement of the prize.


  1. The Prize Draw will be governed by English law and entrants to the Prize Draw submit to the jurisdiction of the English courts.


Terms and conditions for the Honours Club referral scheme

  • Residents can refer as many friends as they wish by completing multiple referrals pages from the link they have been given.
  • Incentive payable to referee only following actual move in to property.

  • VS retains the right to cease and/or amend the scheme/offer at any time without notice.
  • This reward scheme is not available if a customer has already been referred by an agent that receives commission based on referrals. If they go on to refer others to live with Vita Student, then they will be entitled to the incentive.
  • No cash alternative.
  • All form details must be filled in correctly to qualify for incentive.
  • The incentive is payable if the lead comes through the landing page referral process outlined above, or if the referee provides the full name of the referrer and this information is validated by the live resident information that we have on our system.
  • Any referral scheme disputes should send full details by email to for review. Vita Student reserve the right to make final decisions on all referral scheme incentive payments.
  • If a referee has already completed a viewing for 2017/18 year then they would be exempt from the referrals scheme.



Terms and conditions for Vita Student Feedback Survey 

This promotion is administered by Vita Student.

The information you provide will be used solely by Vita Student to administer the promotion. It will never be passed on to a third party.

The prize consists of one overall winner and five runners up either winning 1 x £500 Love To Shop Voucher or 1 x £100 Love To Shop voucher. The promotion will run 21/12/2016 – 31/01/2017. We reserve the right to cancel, reduce or extend this promotion at any time.

The Modern Slavery Act 2015 (“the Act”) requires commercial organisations of a certain size, operating in the UK and supplying goods and services from or to the UK, to publish a slavery and human trafficking statement each financial year, setting out the steps which they have taken to ensure that there is no slavery or human trafficking in their business or supply chains.

We are committed to combatting slavery and human trafficking in all its forms in our own business and in our supply chain. Select Property Group adopt a zero tolerance approach to any criminal offence. This statement is made pursuant to section 54(6) of the Act and constitutes our slavery and human trafficking statement for the financial year 2017. This statement relates to all companies within the Select Property Group (Holdings) Limited group of companies.

Organisational structure

We are a global developer, retailer and operator of market-leading investment property brands headquartered in the UK. The ultimate parent company is Select Property Group (Holdings) Limited. The Group has over 300 employees.

Our business

Our business is organised into three business units:

We are committed to ensuring that there is no modern slavery or human trafficking in our supply chains or in any part of our business.

In light of the obligation to report on measures to ensure that all parts of our business and supply chain are slavery free we have put in place a designated Modern Slavery and Human Trafficking Policy.

Internal employees:

Employees are required to familiarise themselves with all policies and procedures to assist in the identification and prevention of such criminal acts.

External supply chain:

We fully expect that our direct supply chain members meet both legal and ethical standards in their daily operations, while ensuring that compliance is managed appropriately across their own supply chain partners.

We have or intend to have in place systems to:

  • Identify and assess potential risk areas in our supply chains.
  • Mitigate the risk of slavery and human trafficking occurring in our supply chains.
  • Monitor potential risk areas in our supply chains.
  • Protect whistle blowers.

Supplier adherence to our values

We have zero tolerance to slavery and human trafficking. To ensure all those in our supply chain and contractors comply with our values we intend to review our agreements and dealings with suppliers and contractors to ensure compliance with anti slavery measures.


To ensure a high level of understanding of the risks of modern slavery and human trafficking in our supply chains and our business, we intend to provide guidance and training to our staff. We will also encourage our business partners to provides training to their staff and suppliers and providers.
